The homeowner had patched the same section three times in four years. We cored it. The subbase was failing — frost heave had buckled the aggregate and no surface patch was ever going to hold. We tore out 1,400 sq ft of existing asphalt, regraded the subbase with compacted #57 stone, and laid 3 inches of 411 hot mix in a single pass under a 10-ton steel drum roller. Edges cut clean with a plate compactor. Zero joints. One continuous surface.

The congregation had been filling potholes with cold patch every spring for six years. Liability was mounting. We performed a full condition survey — 40% of the lot was overlay-eligible, 60% required full-depth reclamation. We sequenced the work across two weekday nights to keep Sunday service uninterrupted. 68 tons of 448 surface mix laid at 280°F, steel-drum compacted to 95% density per ODOT spec. New ADA-compliant striping and wheel stops installed the following morning.

The property management group had been losing tenants over ADA complaints and vehicle damage claims from pothole impacts. The lot hadn't been touched in eleven years. We brought in a milling machine to reclaim the top 2 inches across the full footprint, re-graded all drainage swales to eliminate standing water at three chronic failure points, and laid 280 tons of 448 surface mix in four coordinated pours over three days — maintaining access to anchor tenants throughout. Final striping, stop bars, and ADA markings applied at 72 hours post-cure.
